Many Australians wonder why anyone would venture out to buy a property in winter given the recent rise in interest rates, cool temperatures, ongoing international tensions, and the pandemic tail.

You might find this terrifying and questionable, so allow me to shed some light.

I've been in this industry for many years, as a property strategist and as an investor. With that, I can confidently say that winter provides an excellent but often overlooked opportunity for property buyers.

Here are the three reasons why winter is an ideal time to buy a property:

1. Sellers are desperate to make a deal.

Think of it this way: why would anyone decide to put their house on the market in the winter when it doesn't look its best? Maybe they have to sell up because they have purchased elsewhere or are relocating. Whatever the case may be, they have decided to list their home at a time when weather and sales activity are at their lowest.

This indicates that the sellers are prepared to strike a deal. The low number of potential buyers can mean that this situation can benefit you, the buyer.

2. Fewer buyers in the market.

Winter is usually a relaxing time for us. We tend to spend the winter at home or take advantage of our borders opening up to visit warm destinations. Both actually drive potential buyers away from the market.
As a result, fewer purchases are made during the winter. You'll find that it's much easier to get the agent's attention if you look for real estate prospects at this time. They are eager to deal with you promptly. Simply put, in the winter, there are far fewer buyers to choose from.

3. The property has been tested.

When purchasing a property, what do we usually do? We examine its overall condition.
You want answers to the following questions:

  • How well-maintained are the joints and roof under heavy rain?

  • What openings allow the cool breezes to enter?

  • Are there adequate heating and cooling systems in place?

  • What needs a lot of upkeep?

And winter is a harsh testing ground for a house. You see how it handles difficult conditions, so you know what you're getting.

Don't be led astray by the crowd.
