What is the Get RARE buyer's agent process?

The Get RARE buyer's agent process runs in four steps: clarify where you are (a short diagnostic), understand what your stage really means, a complimentary 45-minute Strategy Call, and execution only when the decision is clear. A buyer's agent - sometimes called a buyer's advocate - represents the buyer alone, never the seller, unlike a selling real estate agent. If we do go on to buy together, the engagement itself runs from strategy brief to settlement and ongoing review - six phases, set out below. Some clients move from Strategy Call to acquisition within 60 to 90 days; others take 6 to 12 months, because sometimes the right decision is to wait.

Why process matters more than property

Most people assume the hardest part of property investing is finding the right property. In reality, the hardest part is making decisions that still make sense years later. What we see repeatedly are intelligent, capable professionals who have good intent, access to information, and the financial ability to act - yet still end up with portfolios that feel fragmented, stressful, or harder to manage than expected.

The issue is rarely effort or intelligence. It is the absence of a clear decision process. A good process does not guarantee outcomes, but it dramatically reduces regret. It creates:

The buyers agency process: four steps from orientation to action

STEP 1

Clarify where you are

Before advice, recommendations or execution, we start with orientation. The Choose Your Path diagnostic is a short, thoughtful tool designed to help you identify where you are in your property journey, understand what typically matters most at this stage, and clarify the type of decision that actually deserves attention now. It is not a quiz or a scorecard. It is a thinking tool designed to reduce noise and prevent jumping into the wrong conversation too early.

Each stage of a property journey carries different risks, trade-offs and blind spots. This is why generic property advice often feels sensible but does not quite fit. Through tailored insights and follow-up guidance, we help you understand what usually matters most at your stage, recognise patterns that commonly create regret later, and frame decisions in context, not isolation. This step is not about doing more. It is about thinking better. STEP 3

A Strategy Call to create clarity

At some point, thinking on your own stops being productive. Not because you lack intelligence, but because perspective is difficult to generate internally. That is where a Strategy Call fits. It is not a sales call. It is a structured conversation designed to help you think clearly about your situation. Depending on your stage, a Strategy Call may involve clarifying the role of your next property, reviewing your existing portfolio as a system, stress-testing long-term structural decisions, or reducing complexity into a small number of real choices. Most people leave with fewer options, greater confidence, and a clearer sense of direction.

What the 45 minutes covers
  1. Quick review of your position (existing property, borrowing as you understand it, buffer)
  2. A structured conversation about what your next decision needs to achieve.
  3. An honest assessment of whether Get RARE is the right firm to help - some calls end with a recommendation to wait, and some with a referral elsewhere.

STEP 4

Execute when the decision is clear (if appropriate)

Action comes last, not first. Once clarity is established, execution becomes calmer and more deliberate. At this point we may support you through our strategic buyer's agency service, portfolio reviews and sequencing, or ongoing strategic guidance. If we buy together, the engagement runs through six phases:

  1. Strategy brief. What the next property must do inside your broader plan - agreed before the search begins.
  2. Search and shortlist. On-market, pre-market and off-market - 70 to 90 per cent of what we buy is secured off-market or pre-market.
  3. Due diligence. The checks the property purchase calls for - inspection reports, valuation evidence, tenancy and planning context - reviewed before we negotiate.
  4. Negotiation or auction bidding. Handled directly by your licensed buyer's agent, negotiating for the price and terms the evidence supports.
  5. Exchange to settlement. Coordination with your solicitor, broker and inspectors through to keys.
  6. Ongoing review. The portfolio is re-examined as circumstances change - the process does not end at settlement.

Importantly, not everyone moves into execution immediately. Sometimes the most strategic decision is to wait, review, simplify, or change direction. How we're scoped

We do one thing. We do it deeply. Knowing where our advice ends is part of how we add value. Property strategy sits inside a broader financial picture that needs other specialists at the right moments. The most useful thing we can do up front is be precise about which decisions sit inside our advice and which sit outside, so you know exactly when to bring in your accountant, your financial planner, your broker, or your solicitor.

What we don't advise on

  • Lending or finance structuring
  • Super, SMSF set-up, or contribution strategy
  • Tax, depreciation, or trust structures
  • Insurance or estate planning
  • Anything we are paid by developers to recommend (we aren't)
  • Off-the-plan stock or builder inventory
  • Introducer fees in either direction
  • Decisions outside direct property - those belong to your other professionals

The questions prospects actually ask

Does Get RARE Properties also advise on tax, lending, or super?

No. Get RARE advises on direct property strategy and acquisition only. We do not advise on lending or finance structuring (your mortgage broker's domain), tax or depreciation strategy (your accountant), super or SMSF set-up (your accountant or financial planner), or insurance and estate planning (your financial planner or solicitor). When clients need decisions in any of these areas, we coordinate with their existing professionals rather than extending into territory we are not licensed for. This scope discipline is structural, not optional.

Does Get RARE take commissions from developers or sell off-the-plan property?

No. Get RARE Properties does not take commissions from developers, vendors, or any third party. We do not sell off-the-plan stock or builder inventory. Clients pay Get RARE directly for strategic advisory and acquisition services. This independence is what allows us to recommend not buying when that is the right call for the client's situation, and to assess properties on their fit with the client's strategy rather than on what is available to sell.

If I work with Get RARE, will I still need an accountant, financial planner, and mortgage broker?

Yes, and this is the preferred arrangement. Get RARE deliberately works alongside your existing accountant, financial planner, mortgage broker and solicitor rather than replacing them. Each professional handles a different specialty: your broker handles lending and borrowing capacity, your accountant handles tax structuring and depreciation, your planner handles super and insurance, your solicitor handles estate matters. Get RARE handles direct property strategy. Coordinated multidisciplinary input typically produces better outcomes than a single firm trying to extend across multiple specialties.

What does a Strategy Call actually involve?

The Strategy Call is a complimentary 45-minute structured conversation. The agenda has three parts: Quick review of your position (existing property, borrowing as you understand it, buffer), a structured conversation about what your next decision needs to achieve, and an honest assessment of whether Get RARE is the right firm to help. There is no pitch deck and no obligation to proceed. Some calls end with a clear next step. Some end with a recommendation to wait. Some end with a referral elsewhere if Get RARE isn't the right fit.

Who is Rasti Vaibhav, and what makes Get RARE different from other buyer's agents?

Rasti Vaibhav is the founder of Get RARE Properties. He is a CFA Charterholder, an MBA graduate of the University of Chicago Booth School of Business and the Australian Graduate School of Management, and a former institutional portfolio manager at Westpac and AMP Capital where he managed over $2 billion in mandates. He sits on the REINSW Buyers Agents Chapter Committee and won the REINSW John Greig OAM Community Award in 2025. He is also the author of The Property Wealth Blueprint. How long does the buyers agent process take from first conversation to acquisition?

It depends on what the right outcome is for the client. Some clients move from Strategy Call to acquisition within 60-90 days. Others take 6-12 months because the strategically correct decision is to wait, restructure existing holdings, or build savings before acting. The process is designed to support better decisions, not faster ones. We will tell you honestly which timeline fits your situation rather than rushing to a transaction.

Is Get RARE Properties licensed and insured?

Yes. Get RARE Properties holds real estate licences in NSW, VIC and QLD and buys for clients Australia-wide. The firm carries professional indemnity insurance and maintains active memberships with the Property Investment Professionals of Australia (PIPA), REINSW, REIV, REIQ and the Real Estate Institute of Australia (REIA).
