A 45-minute conversation about your next property decision, with Rasti Vaibhav. I'll ask more than I tell. It ends in one of three places, and I'll say which: we should work together, not yet, and here's what has to be true first, or we're not the right fit, and here's who is. There is nothing to buy on the call.

What happens in the 45 minutes, and what you walk away with

The call is a diagnosis, not a presentation. Most of it is questions, and the questions are the same ones we ask before any client buys anything.

  1. ContextWhere you are, what you're weighing up, and why it matters now. What you've tried, and what stopped it.
  2. Tensions and trade-offsThe real decision underneath the surface one. What this property has to do: grow, pay for itself, house you, or hold a position until the one after. Who else is in the decision with you.
  3. ClarityWhat the sensible next step is, which may be to act, to wait, or to fix something first. If we would work together, exactly how, and what it costs, in plain numbers.

  • An honest view of your position as you've described it: what you hold, what you can carry, what you can borrow as your broker sees it
  • The trade-offs named: growth against cash flow, the next purchase against the one after, risk against time
  • A next step you can act on: buy, restructure, or wait, and what has to be true first

After the 2026 Budget

The Budget changed the tax treatment of investment property, with the measures commencing and applying from 2027-28 and the grandfathering the Budget set out. We do not give tax advice; that is your accountant's role. What we can do is work out what the changes mean for the order of your decisions, because for most people the question is no longer "should I invest" but "in what sequence, and starting when".

It ends in one of three places, said out loud, with a date attached. Never "have a think and let me know".

Rasti Vaibhav

Rasti Vaibhav founded Get RARE Properties in 2020 after nine years managing institutional portfolios at Westpac and AMP Capital, with mandates above $2 billion. He is a CFA Charterholder and a licensed buyer's agent, and he holds 22 properties of his own. He takes every Strategy Call personally.

What happens after you book

  • Straight away: a confirmation email from Rasti with how the call runs, the fee in writing (it is stated there, not on this page), and the calendar invite with your Zoom link.
  • Within a day: Michelle from Rasti's team rings to confirm the time and ask three quick questions so Rasti can prepare. If a partner is part of the decision, it's worth having them on the call.
  • Before the call: a short page with two optional videos on how we think, and the client stories. Ten minutes, if you want them.
  • The day before, and two hours before: a text reminder. If anything changes, reply to the text and we'll move it.
  • On the call: it's recorded with your consent, so Rasti can listen rather than take notes, and write your note afterwards from what you actually said.
  • After the call: a written note from Rasti within a day, whatever the ending. Nothing automatic. You won't be chased.

Questions

Is this a sales pitch?

No. We earn nothing from selling property, so there is nothing to push. It is a structured conversation about your position, and one of its three endings is "not yet". You won't be chased afterwards: one written note, then it's your move.

Does the call cost anything?

No. It's complimentary and there's no obligation. If we go on to work together, our fee is a flat fee set by the price bracket you buy in, the same for every client, and stated in writing in your confirmation email the moment you book. You know the exact figure before we speak.

Do I need finance sorted first?

No, but the call is more useful if you have spoken to a broker or lender and have even a rough number. If you haven't, say so when you book, and we'll tell you honestly whether now is the time.

I'm not sure whether I'm ready. Should I still book?

If you're still orienting, the Buy, Wait or Sell masterclass is often the better first step, and the call is here after it. If there's a decision in front of you, book the call.

How soon can I get a time?

Usually within a week. The calendar at the top shows what's open, and Michelle can move it if something changes.

Should my partner join?

Yes, if they're part of the decision. It saves everyone a second conversation, and the written note afterwards is written for both of you.

Is this financial advice?

No. We're licensed buyer's agents, not financial advisers, tax agents or mortgage brokers. We'll ask about your position and your borrowing as facts, and anything about your loan, your tax or your super stays with your own adviser.
