Recent budget announcements put a clock on residential property investing through self-managed super. In this masterclass, Rasti Vaibhav sits down with an accountant and two finance specialists to explain what was announced, what it means for you, and how the window actually works.

A quick, plain-English summary of what the session covered, so you can separate the signal from the scaremongering before you decide anything.
The government signalled an intention to restrict borrowing inside an SMSF to buy residential investment property (the limited recourse borrowing arrangement many investors use). At the time of recording this was flagged and not yet law. If it proceeds, new residential borrowing inside super would close.
The proposed restriction discussed in the session applied to residential property. Borrowing inside super to buy commercial property was described as remaining available. Rules differ by property type and can change, so the current position is worth checking.
The session also walked through budget measures affecting investors more broadly: changes to negative gearing (described as deferred rather than removed) and the capital gains tax discount on newly purchased property. Treatment depends on timing and your circumstances.
Status check: measures discussed here were announced or proposed and may not be law, and rules change. This is general information from the session, not advice. Confirm the current position with the ATO and a licensed adviser before acting.
The catch is that the usual steps run end to end over roughly five to six months, longer than the window itself. The session's key point: they don't have to run one after another. Set up, finance and search can run in parallel, which is what makes a tight timeframe workable.
