SMSF Masterclass · Recording

You can still borrow inside super to buy property.
For now.

Recent budget announcements put a clock on residential property investing through self-managed super. In this masterclass, Rasti Vaibhav sits down with an accountant and two finance specialists to explain what was announced, what it means for you, and how the window actually works.

What changed

The headlines were noisy.
Here is what was actually announced.

A quick, plain-English summary of what the session covered, so you can separate the signal from the scaremongering before you decide anything.

The big one

Borrowing in super, residential

The government signalled an intention to restrict borrowing inside an SMSF to buy residential investment property (the limited recourse borrowing arrangement many investors use). At the time of recording this was flagged and not yet law. If it proceeds, new residential borrowing inside super would close.

Still open

Commercial stays available

The proposed restriction discussed in the session applied to residential property. Borrowing inside super to buy commercial property was described as remaining available. Rules differ by property type and can change, so the current position is worth checking.

The backdrop

The wider budget picture

The session also walked through budget measures affecting investors more broadly: changes to negative gearing (described as deferred rather than removed) and the capital gains tax discount on newly purchased property. Treatment depends on timing and your circumstances.

Status check: measures discussed here were announced or proposed and may not be law, and rules change. This is general information from the session, not advice. Confirm the current position with the ATO and a licensed adviser before acting.

The window & indicative timeline

If the change proceeds, the practical window to act is short.

The catch is that the usual steps run end to end over roughly five to six months, longer than the window itself. The session's key point: they don't have to run one after another. Set up, finance and search can run in parallel, which is what makes a tight timeframe workable.

Step A
1–4weeks to set up

Set up the SMSF

Establish the fund and trustee structure with a licensed SMSF adviser.

Step B
1–4weeks in parallel

Arrange pre-approval

Get finance pre-approval moving with your broker while the fund is being set up.

Step C
2–5weeks in parallel

Find & research

Shortlist and assess the right property with your buyer's agent at the same time.

Target
~45days to exchange

Find & exchange

Run together, the aim is to find and exchange within about 45 days. Exchange, not settlement.

Run in parallel Done one after another these steps take months. Run together, the timeframe becomes realistic.

Timelines are indicative only and depend on your circumstances, your providers and the lender. They are not a commitment, a guarantee, or advice.
